El estudio de arquitectura corporativa Neumann | Kohn anunció la terminación de las obras de renovación del tradicional edificio de Alpargatas, en el barrio de Barracas, en la Ciudad de Buenos Aires. Hoy la empresa comparte el gigantesco inmueble con PwC Argentina y C2M Hill.

El edificio fue proyectado en su época en Inglaterra y fue construido durante la década del ’30 como un enorme depósito. En aquel momento Alpargatas era la empresa industrial más grande de Argentina, y una de las mayores de Latinoamérica.
El edificio contaba con 8 plantas más subsuelo y una superficie de 20.000 metros cuadrados cubiertos, que incluía un área de cocinas, un comedor para las 14.000 personas que allí trabajaban y un enorme salón de usos múltiples en el que funcionaban un cine, un teatro y un espacio cultural comunitario.

El estudio de arquitectura a cargo de la obra debió considerar aspectos reglamentarios, de preservación histórica, tecnológicos, logísticos y de sustentabilidad, además de consensuar los aspectos esenciales de las obras con las tres empresas que hoy ocupan el edificio, a efectos de obtener la aprobación para el uso comercial administrativo en un área en la que las normas de zonificación no lo permiten.

El trabajo, que demandó dos años, consistió esencialmente en la restauración de su fachada y la renovación integral de todas las carpinterías exteriores, la remodelación del hall principal de acceso, la construcción de nuevas escaleras de hormigón, la construcción de una cocina y un comedor para 400 personas, el desarrollo de un nuevo sistema de cinco ascensores de alta velocidad, en reemplazo del único que existía en todo el edificio, y la renovación integral de la instalaciones de sanitarios y sistemas de extinción de incendio, seguridad, climatización y electricidad.

Según explicó Lucio Neumann, socio del estudio de arquitectura a cargo del proyecto, “El proyecto de renovación del edificio de Alpargatas fue un enorme desafío, ya que involucra preservación y sustentabilidad, que son dos cuestiones centrales para evitar que ciudades como Buenos Aires pierdan esa identidad que está claramente plasmada en sus edificios protegidos, cuya puesta en valor debe ser una prioridad para la comunidad”.

La recuperación del edificio de Alpargatas se enmarca en la decisión del gobierno local de remozar el tejido urbano en el barrio de Barracas, que estuvo deprimido durante muchas años, que se inició con la renovación de la Avenida Regimiento de Patricios y la recuperación del viejo edificio de la empresaCruz de Malta y de la Planta 2 de Alpargatas, donde este año se realiza Casa FOA.
